Our aim is always to foster a calm, respectful living environment for all residents. We take all reports of nuisance seriously and handle them with complete confidentiality. If you’re experiencing ongoing issues, here’s how we can help:
Parking Issues
Occasional parking disputes can occur, such as someone occupying your designated space, a visitor bay or parking improperly.
If this happens, please report the issue to us with the following details:
🔹Vehicle registration number
🔹Make, model and colour
🔹Photos, if possible
🔹Exact location of the vehicle
We’ll initially send a general notice to all residents advising that a vehicle has been parked incorrectly. If this doesn’t resolve the issue, a Property Manager will escalate the matter by issuing a formal notice directly on the vehicle. If necessary, a final warning will be applied before further action is taken.
Should the vehicle still not be removed, we will contact the local council to assist. If they’re unable to help, one of our approved contractors may be instructed to remove the vehicle, and an appropriate notice will be issued beforehand.
Noise Complaints
Excessive noise especially during unsociable hours (typically 11pm to 7am) can be incredibly disruptive. When a noise complaint is reported we begin by sending a polite reminder to the property in question. In many cases, this is enough to resolve the matter.
If the noise continues we follow up with two more formal notices requesting that the disturbance stop. If the property is rented, we also notify the landlord so they can take appropriate action.
We strongly advise keeping a detailed log of any disturbances note the date, time and nature of the noise. If the issue remains unresolved after our involvement, you may need to contact your local Environmental Health department, who have the authority to investigate and take further action.
Illegal Activity
If you witness illegal activity such as drug use or antisocial behaviour within your development, it is essential to report this directly to the police.
While our powers are limited in these matters, we encourage you to report any security concerns or damage to the building so we can address them promptly.
Storage in Communal Areas
Storing personal belongings in communal areas is strictly prohibited. Not only can it make the building look untidy but it also poses serious health and safety risks.
We will place TORT notices on any items found and give the owner a deadline for removal. If items are not removed within this time, our contractors will collect and store them for 28 days before disposal.
