The first step is to evaluate whether your block meets the strict qualifying criteria for RTM – in structure, scale, lease, and use. This will include a review of all relevant documents and a site visit to ensure all requirements are in place. Not completing this stage with meticulous attention to detail could result in increased costs and delays
Next, we’ll help you establish a Right to Manage Company to take responsibility for the block, which all leaseholders (including the freeholder) have an option to join. We’ll help you prepare membership forms, register members, and appoint directors. And our team can also serve as interim Company Secretary to handle all administrative duties.
We ensure all statutory notices are served correctly to avoid potential delays and challenges. The first is to the leaseholders to determine who among them wish to be part of the new company, and the second is the Notice of Claim to the freeholder. After this we’ll continue to manage the process and keep everyone informed of progress.
Once your RTM application has been approved, you and your co-directors will assume responsibility for the block. We will coordinate with your freeholder and any outgoing managing agent to ensure a seamless handover process. Our focus here is on minimising the disruption that can often come with a change of management.
RTM directors are rarely fully prepared for the level of commitment in time and responsibility involved in managing their own block.
